Nu-Heat was asked to become involved with an extension to an existing property to run as a luxury 2-bedroom B&B in a beautiful, yet challenging, location on the outskirts of Durham.

Total UFH area – 69m² Cliptrack ground floor, 64m² ClippaPlate® upper floor, 133m² in total.

Heat Pump – User-supplied air source heat pump.

Installer – Marshall & McCourt Plumbing & Heating Contractors Ltd.

Project brief

Nu-Heat was asked to design and supply a bespoke underfloor heating (UFH) system for a two storey new-build extension to an existing property, to enable the owners to run this as a self-contained B&B.

The clients, Mr & Mrs Sanderson, bought their property on the outskirts of Durham, located in an area of outstanding natural beauty (AONB) – which is also a wildlife corridor, a green belt and conservation area – all factors requiring careful consideration during renovation and build. This was eight years ago, and the challenge at the time was to renovate a property from an old brick drying barn, set in three-quarters of an acre of garden. The client opted for a Nu-Heat ground source heat pump (GSHP) solution installed when they renovated the original barn and specified that Nu-Heat were the supplier for phase two.

The second phase was to build a business solution on their land, in the form of a new-build extension to run as a bed and breakfast. Getting planning permission approval was not easy but extremely worthwhile once the property was finished.

The resulting Woodland Barn Boutique B&B has been so stylishly completed that it has become a popular destination in the Durham area, with glorious views and the utmost comfort for both two and four legged guests!

Project solution

As the client wanted a cost-effective and future-proofed solution,  as part of a wider conscious decision to be environmentally sensitive, an air source heat pump (ASHP) was married up with underfloor heating to both ground and upper floors. Choosing an air source over a ground source heat pump was not only due to the achievable scale of the B&B extension but also, quite rightly selfishly, down to the client not wanting to dig up their much tended garden created over the eight years since the initial conversion!
